A standard single-family home inspection typically takes 2.5 to 4 hours depending on the size and condition of the property. Condo inspections usually take 1.5 to 2.5 hours. 4-Point and Wind Mitigation inspections can be completed in 45–90 minutes. We offer same-day service and deliver your report the same day.
It is not required, but we strongly encourage you to attend. Being present allows our inspector to walk you through findings in real time, answer your questions on-site, and give you a full understanding of the property's condition. We conduct the visit in English or Spanish — whatever is most comfortable for you.
A 4-Point Inspection evaluates four major home systems: (1) Roof — age and condition; (2) Electrical — panel type and wiring safety; (3) HVAC — age and operational state; (4) Plumbing — pipe material and visible leaks. This inspection is required by most insurance carriers in Florida — including Citizens Insurance — for homes 30+ years old. Same-day report delivery included.
Absolutely. A Wind Mitigation Inspection documents hurricane-resistant features of your home, including roof shape, sheathing attachment, and opening protections. Florida insurance companies are required by law to give credits for these features. Our clients commonly save $500 to $1,500+ per year on their homeowner's insurance premiums.
Yes! We use professional drones to inspect roofs that are steep, high, or otherwise difficult to access safely. Drone footage provides a complete aerial view of roof condition including flashing, shingles, and drainage systems — details that a ladder inspection might miss. This is included as part of our Full Home Inspection service at no extra charge.
